RTU Air conditioning replacement
When is it time to replace a rooftop unit vs. have it repaired? While we can fix just about anything, it doesn't make sense to invest in a major repair when the unit is near the end of its life. Major problems could include a rusted heat exchanger, a burnt or locked compressor, or a leaky evaporator coil. We also see many exposed rooftop unit that have sustained heavy hail damage over the years, greatly reducing their air conditioning capacity and efficiency.
It's not all bad, though. Replacing a commercial HVAC unit comes with serious tax savings. Through the Coronavirus Aid, Relief and Economic Stability (CARES) Act, as the Tax Cuts and Jobs Act (TCJA), your heating and cooling unit replacement may be eligible for Section 179 deduction or bonus depreciation. While you're talking to your CPA about this, ask about partial disposition. Depending on when you purchased the property or last replaced the A/C, you may be able to deduct the amount of the unit that has yet to be depreciated.
What brand of RTU is best to replace your commercial HVAC system? In our opinion, the reliability and longevity of most commercial brands is very similar, unlike the residential market. Most rooftop units are built to meet the minimum specs of an architect, and commercial building owners are not looking for "bells and whistles." Due to ductwork and curb configuration, it is often best to replace an RTU with the same brand and model, saving the cost of a curb adapter. That's why we have relationships with all RTU manufacturers including Trane, Carrier, Bryant, York, and Aaon. Some manufacturers now build rooftop units to specifically match the competitor curbs, and we can get competitive bids from multiple brands to save you money.
When it's time to replace your commercial building's rooftop HVAC system, you can count on Watkins Heating & Cooling to deliver top-notch service. Our team of experts is experienced in replacing all RTU makes and models, ensuring that you receive the best solution for your specific needs. We believe in providing transparent recommendations and competitive pricing, so you can make an informed decision without any hidden surprises.

Regular Maintenance for Your Rooftop A/C Unit
Preventative maintenance is crucial to keep your commercial heating and cooling units running their best. Consistent maintenance reduces total cost of ownership by extending lifespan, reducing repair costs, and lowering electric bills. When should commercial HVAC service be completed? The time of year doesn't really matter. As long as maintenance is thorough and completed twice a year, you can ensure optimal performance. That's why it's important to have a programmed maintenance contract. With a service plan, we'll schedule your heating and cooling visits proactively so that it's one less thing for you to worry about. What does commercial HVAC maintenance include? The tune-up checklist varies with each unit, but our focus is always on improving the performance, safety, and reliability of your HVAC systems. By keeping heating equipment clean, lubricated, and properly adjusted, we can help you reduce energy bills. By monitoring the health of each motor and compressor and tuning the refrigerant charge, we can help you avoid expensive repairs and downtime. Our commercial service agreements are custom to each building and save you money in the long run, protecting the value of your commercial real estate.
What is the cost of a commercial HVAC maintenance plan?
The annual cost of a commercial HVAC service plan varies with a number of factors. Their are many types of units in a commercial building, from rooftops to unitary, from heat pumps to gas furnaces and boilers. The size or tonnage of an air conditioner can also vary wildly, from a 1 ton (12,000 btu) mini-split in a warehouse office to a 20 ton package unit with zone controls. With each type and size of HVAC unit, the maintenance task list and time required changes. In general, the maintenance cost will range between $95 and $325 per unit per year.

Another factor that we consider when we quote a service contract is the location of the unit and access to a water hose. Some buildings are cooled by rooftop units accessible only after a long walk through the plant, climbing multiple floors of stairs, and carrying all your tools through a small roof hatch. In some cases, we have no easy access to running water and have to carry a battery-powered pressure washer to wash the condenser coils. When you compare this to a package unit sitting on the ground next to the parking lot, it make sense that the price to maintain these units can vary quite a bit.
Lastly, we look at the quantity of units at the same location and their age. In full transparency, we give a price break on service contracts for older equipment because we know that profitable repairs are more likely and that full system replacement may be due soon. Also, if there are multiple units at one location, the service tech has less time wasted with travel, setup, and paperwork.
Regular maintenance pays for itself by not only improving energy efficiency, but also helping to prevent unexpected breakdowns that can disrupt your business operations. Indoor Air Quality Solutions for a more productive office
Indoor air quality is often overlooked, but it is vital for a productive and healthy work environment. We can tailor a holistic indoor air quality solution to the unique needs of your office. A comprehensive IAQ plan includes filtering dust and pollen, controlling humidity, outside air ventilation, and germicidal UV solutions to slow the spread of cold and flu. By improving the air quality in your office space, you can enhance productivity, improve attendance, and create a healthier atmosphere for your employees.
The benefit of Humidity control for an office environment
Maintaining the right humidity level in your office can be challenging. Large amounts of outside air and frequently over-sized a/c equipment requires dedicated humidification solutions. Excessive humidity feels sticky, supports mold growth, and causes paper jams in your printers. Low humidity causes uncomfortable static and sinus dryness which lowers your employees' immunity to viruses. Our humidity control solutions help you strike the perfect balance, reducing excess humidity in the summer and adding much needed moisture in the winter.
The importance of outside air and ventilation
A constant supply of fresh outside air is crucial for a healthy office environment. Ventilation helps remove harmful pollutants, odors, and carbon dioxide. The downside of outside air ventilation is the energy loss that comes with bringing in unconditioned outside air. It's like leaving the windows open year-round and wondering why your energy bill is so high. The best ventilation systems operate only when the building is occupied and bring in only enough air to provide a healthy environment.
Slow the spread of cold and flu in your office with germicidal UV
Germicidal UV lights are an easy addition to your office's furnace and air conditioner. These UV-C lights effectively kill airborne pathogens including mold spores, bacteria, and viruses. Depending on other environment factors, this may reduce spread of illness and improve overall health and well-being in your workplace. Where possible, placing the UV system near the evaporator also keeps the coil clean and reduces maintenance expenses.
